How It Works

Make Contact with UTB 1031: Complete the Exchange Data Form and W-9 Form to provide contact information for you and your Title Company

Contract with UTB 1031: Execute the Exchange Agreement, the Escrow Agreement and provide UTB 1031 with a copy of the Sales Contract

Close the Relinquish Property Sale: Instructions to Title Company, notice to Buyer and Sales Proceeds delivered to UTB 1031; Investment Account opened

Identify Replacement Property(ies): Within 45 days - provide notice of any/all replacement property(ies) to UTB 1031

Enter into Purchase Contract: Provide UTB 1031 a copy of the Purchase Contract

Close the Replacement Property Purchase: Within 180 days – close the purchase transaction and complete your tax-deferred exchange. Interest earned on funds deposited through UTB 1031 may be credited on your Purchase Settlement Statement or transferred directly to you upon closing.
